step two - GET a LAWYER
Call us - 508.341.9088. We are happy to chat things over when you identify the perfect spot and do any pre-offer due diligence to make sure you found “The One.” Nevertheless, the legal aspect of the equation doesn’t truly pick up until after you have an accepted offer.
step three - DUE DILIGENCE
Once the accepted offer is in hand, we’re full steam ahead. First order of business will be to draft and negotiate the Purchase & Sale Agreement with the seller’s attorney. At that same point, we’ll be digging into the background of the property to ensure there will be no surprises at the same time you are conducting a home inspection. Generally speaking, there is usually a 7-14 day window between the accepted offer and Purchase & Sale Signing.
STEP FOUR - MAKE IT FIRM WITH THE P&S
We will schedule a call to review the Purchase & Sale Agreement line-by-line to ensure you know exactly what your rights and obligations are under the contract and the next milestone dates we’ll be working towards.
step FIVE - MORTGAGE APPROVED
After we sign the Purchase & Sale Agreement and you make the second deposit payment, you’ll be working directly with your mortgage company to fulfill the underwriting process. At that same time, we’ll be reviewing the seller’s title to the property to ensure it is clean without any defects or clouds that could impact your ownership. Rest assured that we’ll handle whatever issues arise, if any, and make sure nothing will impact things from a title perspective once you take ownership. Mortgages are generally approved 2-4 weeks after the Purchase & Sale Agreement is signed - or 4-6 weeks after the accepted offer.
step SIX - CLOSING
Now that your mortgage is approved the next stop is Closing! We will touch base a few days before the big day to go over any last minute details, advise you on the total amount due, and schedule a time and location best for your schedule to meet and sign all of the documents. Closings generally take about an hour and we’ll walkthrough all of the documents together so you’ll leave with a clear understanding of exactly what the loan documents say. And that’s it. Congratulations, you just bought a house.
FEES
Our fees are competitive, transparent and straightforward. Trust us, at the time of closing there are so many numbers flying around it’s hard to keep everything straight. No surprises on our end. You’ll know upfront exactly what the legal side of the equation entails:
Personal Representation Fee: $500.00
Lender/Settlement Fee: $750.00
*Despite our best efforts, there are a few additional expenses which are as unique to each transaction as you are. We’ll review those with you in full before we get started but suffice it to say it’s nothing we can’t handle.
