step one - list with the best

Hire a reputable local real estate agent to establish the current market value of your property and put together a marketing strategy. Once the house is cleaned and staged, go live and list.

step two - count the offers

After all the showings are complete, you’ll hopefully have offers coming in. Now’s the time to reach out to us (508-341-9088) to get working on things. Although we don’t really ramp up until an accepted offer, more than happy to help you and your agent review the offers and offer an opinion on strength v. weaknesses of competing offers.

step THREE - due diligence

While your buyer is conducting their inspections now is the time we start working on drafting and negotiating the Purchase & Sale Agreement to firm up the deal. Rest assured that we’ll review the entire agreement with you directly so you know exactly what all the legalese says.

step FOUR - MORTGAGES & TITLE, OH MY

In most transactions, the buyers will be purchasing the property with a mortgage. After the Purchase & Sale Agreement is signed by all parties, the buyers will be working with their mortgage company to secure financing. Regardless of whether the buyer is obtaining a mortgage or not, their attorney will be reviewing your “title” to make sure everything is clean. If any issues pop up, we’ve got your back and will be sure to effectively address any issues that need fixing.

step FIVE - ALMOST AT THE FINISH LINE

We’ll go ahead and draft the necessary recordings to transfer the property to the buyers. In most cases, all we’ll need you to sign are three documents: (1) Deed; (2) Power of Attorney; and (3) Wire Authorization Form. We’ll email these to you along with a prepaid overnight FedEx label for you to take care of at your convenience in advance of closing.

step SIX - CLOSING

Here we are at the big day. Good news for you is that you don’t have to attend the party. The Power of Attorney you already signed allows us to attend the closing on your behalf so you don’t have to trouble your schedule. All fees/costs will be paid from your sale proceeds so while we’re signing for you, you wait for the proceeds to be deposited into your account after closing and the deal is done.

 

FEES

Our fees are competitive, transparent and straightforward. Trust us, at the time of closing there are so many numbers flying around it’s hard to keep everything straight. No surprises on our end. You’ll know upfront exactly what the legal side of the equation entails:

Seller Representation Fee: $1,500.00

*In the vast majority of transactions (i.e. 99% of the time) this is the entire fee for our services. Despite our best efforts, we do come across a very limited number of deals that require some extra attention that are outside the normal scope of representation. We will certainly immediately notify you if that is the case and work towards producing a workable budget that best fits your situation.
